Housing Prices Rise 6% Across India

Housing prices throughout India increased by 6 per cent year-on-year during the first quarter of FY27, with a report from Kotak Institutional Equities indicating that Bengaluru and Hyderabad are the top performers among major markets. The average housing price in the evaluated regions rose to approximately Rs 9,620 per square foot in June 2026, up from Rs 9,079 per square foot in the previous year. Notably, both Bengaluru and Hyderabad experienced a substantial price increase of 8 per cent each.

The overall increase in housing prices comes despite modest growth in sales volumes within the residential market. Sales volumes for the country reportedly grew by 3 per cent year-on-year during the same quarter, while the total sales value surged by 9 per cent, suggesting that rising prices are significantly contributing to the overall value of properties sold.

Bengaluru and Hyderabad’s housing markets demonstrate notable demand, which has also encouraged higher inventory levels due to increased launches in these areas. The Mumbai Metropolitan Region (MMR) saw a more modest price rise of 3 per cent, whereas the National Capital Region (NCR) experienced just a 1 per cent increase.

Drivers Behind Rising Home Prices

The current trend of rising home prices is reportedly supported by an increased demand for properties in well-connected locations and premium housing options. According to industry stakeholders, the price increases signify a more structural change in the market rather than a temporary boost. Manik Malik, President and CEO of BPTP Limited, noted that homebuyers today prioritise locations with robust infrastructure and amenities, which are expected to foster long-term value.

Malik highlighted that areas such as Gurugram, Noida, and Faridabad are experiencing growth due to continuous investment in infrastructure and high-quality developments, along with evolving consumer expectations. Improving rental yields also indicate the alignment of end-user demands and investor sentiments within the market.

In addition to Bengaluru and Hyderabad, Gurugram is emerging as a notable market for premium and luxury housing. Senior Vice President Rishabh Periwal from Pioneer Urban Land and Infrastructure Limited stated that the growth in Gurugram extends beyond residential projects to include commercial real estate developments. He explained that this movement reflects a broader transformation encompassing both residential and commercial sectors.

Impact of Price Increases on Homebuyers

Recent data underscores that the increase in housing prices is a significant factor in the evolving dynamics of India’s housing market. With average prices rising by 6 per cent nationally in the first quarter of FY27 and cities like Bengaluru and Hyderabad seeing gains of 8 per cent, prospective homebuyers are facing a notable rise in housing costs compared to the prior year.

However, the performance of various cities demonstrates a disparity; while Bengaluru and Hyderabad show substantial price increases, the MMR’s 3 per cent and NCR’s 1 per cent growth reflect the varying influences of location, infrastructure, and local demand on the housing market. This variation means that the impact of these price changes is not uniform across the nation.

For developers, continuous appreciation in prices offers opportunities for revenue enhancement, even as sales quantities remain relatively stable. Conversely, homebuyers might find that postponing property purchases in rapidly appreciating markets could result in higher prices later, confirming the importance of timely decisions in a fluctuating market environment.
