Georgia Emerges as a High-Yield Destination for Global Real Estate

As investors globally shift their focus away from saturated real estate markets such as Dubai and major European cities, Georgia has emerged as a captivating destination for those seeking higher returns and substantial growth potential. Situated at the intersection of Europe and Asia, the country boasts a rapidly expanding tourism sector, a highly favourable tax framework, and incentives for foreign ownership that are difficult to find elsewhere.

At the forefront of this investment trend is Alliance Group, recognized as Georgia’s leading developer of hospitality-integrated real estate. Over the past two decades, the company has successfully completed more than 25 significant projects and has invested upwards of $2 billion into the advancement of the nation’s real estate and tourism sectors. Recently, Alliance Group established Alliance Group India, based at Jio World Plaza in BKC, Mumbai, to meet the demand from Indian investors looking to diversify their international portfolios.

Georgia’s Economic Landscape: A Solid Investment Environment

The attractiveness of Georgia as an investment hub is anchored in strong macroeconomic indicators that stand out internationally. The nation recorded a remarkable GDP growth rate of 9.4% in 2025, significantly outperforming many of its counterparts. Projections from the International Monetary Fund (IMF) suggest sustained economic growth through 2030. International reserves reached an all-time high of $6.2 billion in 2025, with expectations to surpass $7 billion by late 2026. Notably, a Eurobond issuance in early 2026 was oversubscribed by 5.5 times, highlighting considerable institutional confidence in Georgia’s economic future.

The real estate market is reflective of this positive momentum. The total transaction value in the primary market surged from $820 million in 2019 to $2.497 billion in 2025. In 2025, the volume of transactions reached 78,500, representing a year-on-year increase of 6%, with forecasts predicting a further rise of 14.5% in transactions and 13.2% in prices for 2026, as reported by TBC Capital. With tourism accounting for approximately 13% of Georgia’s GDP, the sector serves as a key engine for rental demand and property value enhancement. In 2025, tourism revenue was estimated at $4.69 billion and is anticipated to rise to $4.9 billion in 2026, with a 27.7% increase in arrivals from India driven by high-value events and weddings.

Factors Driving International Interest in Georgia

Georgia’s tax regime is frequently mentioned as a primary asset that sets it apart from competing markets. The nation imposes no capital gains tax for properties held for over two years, does not charge a purchase tax, and enforces a flat 5% tax on residential rental income. For the majority of investors, annual property tax is minimal or non-existent. In comparison, real estate yields in Batumi were reported at 11% in Q1 2026, significantly higher than 5.5% in Dubai and even lower rates in European capitals and major Indian cities.

Moreover, foreign ownership in Georgia is entirely unrestricted, allowing international buyers to possess residential, commercial, and mixed-use properties with full legal rights similar to Georgian citizens. The property registration process is efficient, typically completed within one to four business days, at a cost of less than $100. Since 2016, Georgia has utilised blockchain technology for land registry, ensuring fast and secure title verification.

From March 2026 onwards, investments of $150,000 or more allow investors to obtain a renewable residence permit in Georgia, adding further value for Indian purchasers interested in international wealth and lifestyle diversification. Notably, Indian nationals with valid visas for the UAE, USA, or Saudi Arabia can enter Georgia without a visa.
