Buying Property in Noida? Authority Issues Warning to Potential Buyers

The Noida Authority has recently issued a public notification directed at individuals considering the purchase of land or under-construction properties in Noida. In their warning, they explicitly advised against transactions involving certain khasra numbers pertaining to parts of Salarpur Khadar, Bhangel Begumpur, and Hajipur villages. The authority stated that these specific lands have already been acquired or notified, and many have experienced illegal constructions and encroachments.

In the announcement, the authority claimed that it has been consistently conducting demolition and sealing operations, has issued notices regarding the removal of illegal constructions, and has initiated First Information Reports (FIRs) against various encroachers. The Noida Authority clarified that no building plans have been sanctioned for the identified khasra numbers, confirming that any constructions in these areas are entirely illegal. Furthermore, basic civic amenities, such as water and electricity, will not be provided on these plots.

Affected Areas and Khasra Numbers

The warning encompasses several specific localities, namely Salarpur Khadar, Bhangel Begumpur, and Hajipur. The khasra numbers identified in this notification include a range of plots in Salarpur Khadar (numbers 700–711, 723, 724, 728–735, 745–752, 759, 760, 762–764, 779, 780, and 795–798); in Bhangel Begumpur (numbers 176, 178, 217, 221, 223, 225, 226, 247, 250, and 251); and in Hajipur (number 412).

The public notice includes maps and satellite images to assist potential buyers in identifying these affected land parcels. This initiative aims to prevent buyers from inadvertently investing in illegal properties that could lead to significant financial loss.

Understanding khasra numbers is essential for homebuyers. Each khasra number serves as a unique identifier for a parcel of land as designated by the revenue department. This number indicates ownership, boundaries, legal status, and whether the land has been acquired for governmental purposes.

For instance, if a buyer considers a plot within Salarpur Khadar, and that plot corresponds to a khasra number mentioned in the authority’s warning, the purchase could lead to multiple issues. Although the physical location might appear legitimate, the authority’s classification indicates that the land is subject to restrictions against construction.

Purchasing any designated property could subsequently expose buyers to potential demolition actions and prolonged legal disputes, along with the denial of basic services such as drainage, roads, and water supply. The authority has thus emphasised that prospective buyers should exercise caution and conduct thorough due diligence before engaging in any property transactions.

To safeguard themselves, the public is encouraged to confirm the legitimacy of a property’s khasra number with the Noida Authority prior to finalising any sales. The notification stresses that buyers and sellers must be aware that any emerging legal challenges regarding disputed land will ultimately fall upon them.
