Adani Group Commences Construction of 10 Towers with 10,432 Homes for Dharavi Residents

The CSR Journal Magazine

The Adani Group has initiated the construction of a significant rehabilitation housing project for Dharavi residents. On Monday, Pranav Adani, Director of Adani Enterprises, conducted the bhoomi poojan ceremony for this 22-acre development in Matunga, signalling the official start of the construction of 10,432 homes. This initiative is part of the larger Dharavi Redevelopment Project, which aims to improve living conditions for residents of one of Asia’s largest informal settlements.

The project, undertaken by Adani Navbharat Developers Pvt Ltd (ANDPL), a special purpose vehicle formed specifically for this rehabilitation programme, will include a total of ten towers. In addition to the residential apartments, the development will feature 1,379 commercial and industrial units, as reported by the company.

Pranav Adani emphasised the importance of providing secure housing for families, stating that every family deserves a home where they can feel safe and plan for their futures. As part of this initiative, a significant transformation is anticipated for families residing in Dharavi.

Details of the Rehabilitation Scheme

The rehabilitation initiative under the in-situ scheme is designed to provide eligible residents with homes measuring 350 square feet. The first residents to receive these new homes will come from Sectors 6 and 1, followed by nearly 4,500 other qualifying Dharavi residents on a prioritised basis. This structured approach aims to facilitate a smoother transition for the inhabitants into their new living spaces.

The project is designed to be implemented in three phases. The first five residential towers are expected to be handed over by March 2029, with the next two scheduled for August 2029 and the remaining three by August 2030. This phased handover will be managed by the Dharavi Redevelopment Project Slum Rehabilitation Authority (DRPSRA) under the auspices of the Maharashtra government.

During the bhoomi poojan ceremony, Aseem Kumar Gupta, Additional Chief Secretary of the Urban Development Department in Maharashtra, served as the guest of honour, further emphasising the significance of this redevelopment for the community. Mahendra Kalyankar, CEO of DRPSRA, also attended the event, confirming the focus on providing modern and secure homes with the necessary infrastructure for residents.

Infrastructure and Amenities for New Homes

The towers in this development are projected to rise 37 to 39 storeys, with each equipped with 10 to 12 passenger elevators and two dedicated for fire safety. In addition, further elevators will facilitate access to the commercial and industrial spaces within the towers. Various planned amenities include a kindergarten, a community hall, podium gardens, seating areas, and designated spaces for worship.

To sustain the ongoing maintenance of shared infrastructure, 10 per cent of the commercial space in each rehabilitation building will be allocated for revenue generation. ANDPL will oversee the maintenance of the buildings and communal infrastructure for a period of ten years following their handover.

This project will integrate contributions from several design and planning experts, including firms from the US, the UK, and Singapore, among others. The recent commencement of construction follows the earlier inauguration of the Dharavi Experience Centre by Maharashtra Chief Minister Devendra Fadnavis, a facility designed to offer residents a preview of the redevelopment plans.

The broader aspirations of the Dharavi redevelopment plan encompass the creation of a mixed-use township, incorporating essential services such as shops, schools, healthcare facilities, parks, and public transport within easy walking distance. This ambitious project aims to elevate the quality of life for the more than one million residents of Dharavi while bolstering local livelihoods and infrastructure.
