The luxury real estate market in Mumbai has experienced a significant surge in demand for expensive homes, with 3,145 properties priced at ₹5 crore or more registered between April and September 2026. The total value of these transactions reached ₹32,623 crore, indicating an average of over 17 luxury home registrations per day during this period. This trend highlights the robust demand for premium residential properties, particularly in the ultra-luxury segment.

According to a report by Lighthouse Luxury, prepared with data from the property registration platform Zapkey, there was an increase in luxury home purchases in the second quarter of the financial year 2026-27. The number of transactions rose by 10.5 per cent compared to the previous quarter, reaching 1,651. The total value of these transactions also saw a 17.1 per cent increase, amounting to ₹17,600 crore, while the average deal price for a home climbed by 6 per cent to ₹10.7 crore.

July emerged as the strongest month for the luxury property market during this six-month period, with 618 homes registered, valued at ₹6,669 crore. This data underscores the continued interest among buyers in high-end residential properties.

Surge in Demand for Homes Above ₹50 Crore

The ultra-luxury housing segment in Mumbai has also witnessed a notable increase in transactions. Between April and September 2026, there were 29 deals for homes priced at ₹50 crore or more, totalling ₹2,536 crore. The number of such transactions rose from nine in the first quarter to 20 in the second quarter, with nine homes registered in September alone, matching the total number of deals from the first quarter.

According to the report, homes priced between ₹5 crore and ₹10 crore accounted for approximately 70 per cent of luxury housing transactions. However, properties valued at over ₹20 crore contributed to more than a quarter of the total transaction value, indicating the significant role of high-end buyers in the market.

Additionally, areas like Andheri West and Versova have seen a doubling of property transaction values in the second quarter compared to the first, while Taradevi recorded a 125 per cent increase quarter-on-quarter.

Leading Projects and Areas in Luxury Housing

Among luxury residential projects in Mumbai, Godrej Trilogy Seafront in Worli has emerged as a frontrunner, with registrations amounting to ₹1,199 crore between April and September 2026. Godrej Properties ranked first among developers, with 207 transactions valued at ₹2,360 crore, followed by Oberoi Realty with ₹1,818 crore and Lodha Developers with ₹1,741 crore in transactions.

The average deal price for homes in this area was recorded at ₹20.2 crore. However, the demand for luxury properties is expanding beyond Worli, with other areas also experiencing increased interest.

The total transaction value in Mumbai’s ten major luxury housing areas increased by 26 per cent in the second quarter compared to the first, surpassing the overall luxury market growth of 17.1 per cent. This indicates a broadening demand for high-end homes across various locations in the city.

The luxury rental market in Mumbai has also been active, with eight homes rented for monthly prices of ₹20 lakh or more between June and September 2026. Notably, a property in Oberoi 360 West in Worli recorded the highest monthly rent at ₹28.5 lakh, reflecting the ongoing interest in high-end rental options.
