Ananda Crown, an ambitious four-tower residential project in Sector 78, Mohali, has officially received its registration from the Punjab Real Estate Regulatory Authority. The registration, numbered PBRERA-SAS81-PR1421-082026, was granted on 17 August 2026, allowing the project to initiate its marketing and sales activities. In accordance with the Real Estate (Regulation and Development) Act, 2016, developers must secure registration before promoting or selling units, a regulation aimed at curbing pre-launch sales within the sector.

This registration provides essential protections for potential buyers, as it includes publicly accessible details regarding the project’s approved plans, layout, completion timelines, and phased schedules. Ananda Crown is already under construction, indicating that it has progressed beyond the initial planning stages.

Unique Design Features of Ananda Crown

A standout feature of Ananda Crown is its distinctive architectural design. Unlike the interconnected podium configurations prevalent in many high-rise developments across the Tricity region, the four towers of Ananda Crown are structurally independent, meaning they do not share walls or connected bridges. This design results in apartments that offer multiple views and access to outdoor spaces, with landscaping replacing structural components between the towers. The ground area is exclusively vehicle-free, as parking is provided underground, resulting in a ratio of approximately 2.5 parking spaces per dwelling unit.

The project’s density is set at around 70 dwelling units per acre. Notably, the towers will share a single clubhouse at ground level, fostering community interaction within a larger consolidated space instead of smaller, individual facilities for each tower. The clubhouse will feature amenities such as a Sky Island amenity deck and an expansive lagoon pool, enhancing the leisure offerings at both elevated and ground levels.

The apartments boast wrap-around balconies and corner formats, contributing to open living spaces. Floor-to-floor heights are set at an impressive 11.5 feet, positioning them among the highest in the Tricity area. The site features a frontage of approximately 600 feet, enclosed on three sides, and is currently devoid of adjacent high-rise developments.

Construction Oversight and Developer Background

The professional design team for Ananda Crown has been primarily sourced from Delhi. Architect Vijay Kataria of IE Design leads the architectural vision, with Harkaran Boparai from HBS Studio overseeing elevation, interior, and clubhouse design. Other contributors include Anand Havelia of CESPL for mechanical, electrical, and plumbing (MEP) systems, structural engineering by Ajay Gupta of Perspective Ideas, and landscape design by Suneet Mohindru of Oracles Landscape Design.

This development marks the Ananda Group’s first venture beyond Bathinda, where it has a proven track record of successful projects. Positioned well within the Mohali corridor, Ananda Crown benefits from proximity to Chandigarh International Airport, I.S. Bindra PCA Stadium, IT City, and Aerocity, as well as esteemed institutions like ISB Mohali and IISER. Major retail options at VR Punjab and Elante are also within easy reach.

Co-founders Anuj Bansal and Sahil Aggarwal are well-educated professionals, with Bansal holding a B.Tech from IIT Delhi and a Master’s degree from Babson College, while Aggarwal has earned an MBA from IIM Ahmedabad and a Master’s from HEC Paris. With plans for a project launch to be unveiled in the upcoming weeks, the expectations for Ananda Crown are notably high amid the evolving Mohali real estate landscape.
