Senior Citizen Housing Market in India Expected to Reach Rs 1 Lakh Crore

The changing landscape of retirement in India is leading to an increased demand for senior citizen housing. Traditionally, many older individuals opted to remain at home, live with children, or settle in familiar neighbourhoods, but these preferences are evolving. Today, more senior citizens are seeking residences that offer proximity to healthcare services, ease of daily tasks, and opportunities for social engagement. This trend is contributing to a burgeoning segment in India’s real estate market.

According to a report by property consultancy Colliers, India’s senior living market is projected to grow to Rs 1 trillion by 2030, escalating from its current worth of approximately Rs 300 billion in 2026. The market is anticipated to reach around Rs 700 billion by 2028. This growth trajectory is largely driven by changes in demographics and societal patterns, including an ageing population, smaller family sizes, prolonged life expectancy, and a heightened emphasis on retirement planning.

As the older demographic continues to expand, housing needs are becoming more pronounced. By 2050, it is estimated that around 21 per cent of the Indian population will be aged sixty and above, owing to which more than 340 million seniors could require tailored housing solutions.

Demand Outpacing Organised Supply

The gap between the demand for senior living spaces and available organised housing is significant. Currently, the estimated demand for such housing stands at approximately 20-22 lakh units, which is expected to increase to between 28-30 lakh units by 2030. However, there are only around 25,000 organised senior living units currently available in India, highlighting a substantial opportunity for developers and investors.

The expected growth in organised senior living inventory could rise to nearly 1 lakh units by 2030, marking a fourfold increase in supply over the next few years. The penetration rate for organised senior living is projected to rise from 1.3 per cent to nearly 4 per cent. This sector is not only expanding in terms of quantity but also in its approach, as developers are increasingly blending housing with healthcare and community services.

Badal Yagnik, CEO and Managing Director of Colliers India, indicated that the demand for well-managed senior housing is driving the sector towards accelerated growth. The comprehensive vision for senior living now encompasses healthcare, wellness, and social activities within integrated communities, not just standalone retirement complexes.

Investment Surge in Senior Living Projects

The surge in demand has prompted significant investments in senior living projects, with over Rs 13,000 crore pledged by developers since 2025. This funding is anticipated to facilitate the establishment of nearly 75,000 additional senior living units over the next three to four years. Real estate developers will contribute substantially to these investments, with emerging partnerships between property firms and healthcare organisations gaining momentum.

Vimal Nadar, National Director and Head of Research at Colliers India, remarked that the increasing investment indicates a growing confidence in the long-term viability of senior living projects. This capital infusion could facilitate entry into emerging markets while boosting the number of professionally managed facilities in cities beyond the established metropolitan areas.

While cities like Mumbai, Bengaluru, and Delhi-NCR have been the pioneers in the senior living market, the future growth is likely to stem from Tier-II and Tier-III cities. Locations such as Coimbatore, Puducherry, and Dehradun are emerging as promising potential sites for senior housing, offering lower living costs and enhanced amenities.
