MHADA To Announce Over 2,000 Affordable Homes In 2027 Lottery

The CSR Journal Magazine

The Maharashtra Housing and Area Development Authority (MHADA) is set to unveil approximately 2,000 to 2,500 affordable homes for sale in Mumbai as part of its housing lottery for the year 2027. This announcement is anticipated to take place in January or February 2027, according to officials from MHADA. The authority aims to maintain a consistent offering of affordable housing units, mirroring the numbers from previous lotteries.

Officials have indicated that the upcoming lottery will reflect a similar scale to the 2026 edition, reinforcing MHADA’s commitment to enhancing the availability of affordable housing through ongoing redevelopment initiatives within the Mumbai real estate market. Sanjeev Jaiswal, the Vice President and Chief Executive Officer of MHADA, has confirmed that the organisation is currently finalising the specifics of the lottery, including the precise number of homes that will be made available for purchase.

Jaiswal stated in an interview with Hindustan Times Real Estate in August 2026 that the agency is diligently working on the finer details of the lottery. He expressed confidence that the announcement will be made in early 2027, with a target of providing a similar quantity of housing units as seen in the previous year. This consistency in numbers is part of MHADA’s broader strategy to address the housing needs of Mumbai’s residents.

MHADA’s Role in Affordable Housing

MHADA serves as the primary agency responsible for facilitating affordable housing in the state of Maharashtra. Since its inception in 1977, the authority has made significant strides in the construction of residential units across the state. As of November 2025, MHADA has successfully built a total of 5.27 lakh dwelling units, as per data released in the Maharashtra government’s Economic Survey for 2025-26.

The agency’s efforts are crucial in a city like Mumbai, where the demand for affordable housing continues to grow. Reports indicate that slums occupy 24 per cent of Mumbai’s land, housing more than half of the city’s population. This underscores the importance of MHADA’s initiatives in providing viable housing solutions to the urban poor and middle-class residents.

In 2026, MHADA offered 2,640 affordable homes in various locations throughout Mumbai, including areas such as Borivali, Kandivali, Goregaon, Powai, Vikhroli, Tardeo, Wadala, and Dadar. This diverse range of locations reflects the authority’s commitment to making affordable housing accessible across different parts of the city, catering to the varying needs of its residents.

Future Prospects for Mumbai’s Housing Market

The forthcoming 2027 lottery is expected to play a pivotal role in shaping the housing landscape in Mumbai. As MHADA continues to focus on cluster redevelopment, the authority aims to not only provide affordable homes but also enhance the overall living conditions in the city. This approach is aligned with the broader goal of urban development, which seeks to create sustainable and inclusive communities.

With the anticipated announcement in early 2027, stakeholders in the real estate market are closely monitoring MHADA’s plans. The authority’s consistent efforts in offering affordable housing options are likely to have a significant impact on the overall dynamics of the Mumbai real estate sector, particularly in addressing the pressing need for affordable accommodation.

As the lottery date approaches, potential buyers and residents are encouraged to stay informed about the developments. MHADA’s initiatives are crucial in fostering a more equitable housing environment in Mumbai, addressing the challenges posed by rapid urbanisation and population growth.
