Mumbai Records Over 12,600 Property Registrations in September 2026, Achieves 14-Year High

Mumbai has achieved a significant milestone, with 12,622 property registrations recorded in September 2026. This figure represents the highest monthly total for this time of year in over 14 years. A report by Knight Frank India indicates that this achievement reflects a 5 per cent increase compared to the same month in the previous year. The rise in registrations suggests robust activity in the real estate market, contributing positively to Mumbai’s growth.

Stamp Duty Revenue Trends

Despite the notable increase in property registrations, the Maharashtra Government reported a decline in stamp duty revenue. In September 2026, the government collected Rs 1,227 crore, showing a 5 per cent decrease from the Rs 1,292 crore collected in September 2025. The report suggests that this downturn can be attributed to a change in the composition of transactions, which has affected overall revenue collections.

On a month-to-month basis, registration volumes have shown a modest increase. They rose by 0.3 per cent from the 12,580 units recorded in August 2026, while revenue rose by 8 per cent from Rs 1,131 crore in the previous month. This suggests a positive trajectory for the market, although the decline in revenue indicates complexities in the property transaction landscape.

Festive Period Contributions

The month of September saw a significant uptick in property registrations during the Ganesh Chaturthi festival, which was celebrated from September 14 to September 25. During this period, the city recorded 5,379 property registrations, a remarkable 22 per cent increase from the previous year’s festive figures. This year’s total surpassed the 4,392 registrations recorded during the same window in 2025, reflecting the highest number of festive registrations in the last four years.

During the festive days, stamp duty collections reached Rs 640 crore, indicating a substantial year-on-year growth of 32 per cent, up from Rs 485 crore collected during Ganesh Chaturthi in 2025. The strong performance during the festive period likely contributed significantly to the overall figures for September 2026.

Long-Term Trends and Market Insights

The report from Knight Frank India highlights a consistent upward trend in property registrations over the last 15 years. For instance, monthly registrations were at 4,116 units in September 2013, gradually rising to 10,694 units in September 2023, then reaching 12,070 in September 2025 before peaking at the current figure of 12,622 units in September 2026.

Shishir Baijal, the International Partner and Chairman and Managing Director of Knight Frank India, remarked on the sustained demand in Mumbai’s residential market. He noted the significance of the high registration figures, especially during the festive period, as indicative of homebuyer participation. However, he also emphasised that buyers are becoming increasingly selective in their purchasing decisions and are favouring well-located developments with excellent infrastructure.

The data suggests that, while registration numbers are strong, the evolving dynamics of the market may require stakeholders to adapt to the changing preferences of homebuyers. The patterns observed over this period highlight the resilience of the Mumbai real estate market, despite prevailing challenges in revenue generation linked to stamp duties.
