Festive Season Sparks Increased Property Demand in Delhi-NCR

The CSR Journal Magazine

The festive season has generated renewed interest in the housing market across Delhi-NCR, particularly in the premium segment. Homebuyers are increasingly drawn to areas like Gurugram, Noida, and Greater Noida, where they seek better connectivity and modern amenities. The demand for high-end properties is reportedly rising, with buyers prioritising long-term value over mere festive discounts.

Mohit Goel, Managing Director of Omaxe, noted that housing demand in New Delhi surged by 9.9 per cent quarter-on-quarter during the third quarter of 2026. He highlighted that the demand for homes priced above Rs 3 crore saw significant increases, with Noida experiencing a 19 per cent rise and Greater Noida a 34 per cent increase. Goel attributed this trend to stable interest rates and a growing economic confidence among buyers.

Today’s homebuyers are more discerning, focusing on factors such as construction quality, the developer’s reputation, and the potential for property appreciation. This shift indicates a broader trend where buyers are not solely motivated by festive offers but are also considering the overall value of their investments.

Attraction of Gurugram’s Dwarka Expressway

Gurugram remains a focal point for buyers interested in premium and luxury housing. The city benefits from enhanced connectivity and ongoing infrastructure development, which are crucial in attracting homebuyers seeking spacious homes with modern amenities. The Dwarka Expressway and developing sectors in Gurugram are particularly appealing, offering a blend of accessibility and lifestyle benefits.

Vikas Garg, Joint Managing Director of Ganga Realty, remarked that the festive season typically revitalises the housing market, as prospective buyers aim to realise their dreams of homeownership. He anticipates that the current festive period will bolster buying sentiment, especially among those in the premium segment who prioritise quality and comfort.

Garg emphasised that while festive offers and flexible payment plans can facilitate purchases, the final decision often hinges on the developer’s credibility, construction quality, and delivery timelines. This indicates that buyers are increasingly cautious and thorough in their property assessments.

Rising Demand in Noida and Greater Noida

Noida and Greater Noida are also witnessing a surge in interest from buyers seeking higher-value properties. The notable rise in demand for homes priced above Rs 3 crore suggests a growing inclination towards the premium housing segment in these regions. Buyers are increasingly linking their location choices to connectivity and the quality of neighbourhood infrastructure.

Areas undergoing infrastructure development are likely to attract heightened interest, as buyers evaluate their commuting needs alongside the potential for future property appreciation. Goel anticipates that the upcoming months will provide a clearer understanding of housing demand trends, especially in established and emerging growth corridors.

He believes that both premium and mid-premium segments will maintain resilience, although affordability will remain a significant factor for buyers in the mass-market segment. This reflects a nuanced understanding of market dynamics as preferences evolve.

Shifting Buyer Preferences Beyond Location

The evolving preferences of homebuyers extend beyond mere location and price considerations. Factors such as design, ventilation, natural light, and efficient space usage are increasingly important, particularly for premium homes. Neeraj K Mishra, an architect and real estate expert, pointed out that buyers are now paying closer attention to how well a home supports everyday living.

Mishra noted that the festive season could motivate buyers to proceed with purchases; however, the long-term value of a property is heavily influenced by its design, construction quality, and the surrounding infrastructure. This highlights the importance of a comprehensive approach to property evaluation.

Improved connectivity and infrastructure-led development are shaping residential preferences in Gurugram, prompting buyers to explore emerging locations that promise modern living and accessibility. This trend underscores a shift towards a more holistic view of homeownership, where quality of life and investment potential are paramount.
