Sushmita Sen and Her Mother Enter Rs 73.76 Lakh Rental Agreement in Mumbai

Bollywood star Sushmita Sen and her mother, Subhra Sen, have signed a rental agreement for their Goregaon East apartment in Mumbai that is set to earn them ₹73.76 lakh over three years, according to property registration documents. The deal was officially recorded in February 2026, and the lease is expected to run for 36 months.

The leased apartment is located in the Oberoi Exquisite residential tower off the Western Express Highway (WEH), a growing and highly sought‑after suburban location in Mumbai. Goregaon has emerged as a popular choice for residents because of its mix of residential comfort, proximity to business districts, and improving infrastructure.

Good connectivity via the Western Express Highway, SV Road, the suburban railway’s Western Line, and upcoming metro links make it attractive to professionals and families alike.

Apartment Details and Lease Structure

Documents show the apartment sits on the 12th floor and measures around 1,241 square feet (115.29 sq. meters), with a carpet area of 996 sq. feet (92.5 sq. meters). The lease also includes two designated car parking spaces. As per official filings, the initial rent has been set at ₹1.95 lakh per month, with a security deposit of ₹6 lakh, and the registration attracted a stamp duty of ₹18,900 and a registration fee of ₹1,000.

Under the agreement, the monthly rent will rise annually by 5%, climbing from ₹1.95 lakh in the first year to around ₹2.04 lakh in the second, and approximately ₹2.14 lakh in the final year. These incremental increases contribute to the cumulative rent of ₹73.76 lakh over the full three‑year period.

Market Context and Demand

Goregaon’s real estate market has been drawing interest due to its strategic location and expanding commercial hubs, including business parks and entertainment zones. Suburban areas like Goregaon are increasingly popular as professionals seek residences closer to key employment centres, while still enjoying relatively spacious housing options compared with the city’s core localities.

While neither Sushmita Sen nor her tenant was available for comment, the rental deal reflects strong demand for premium residential properties in Mumbai’s suburbs, as well as the enduring attractiveness of well‑located investments.
