NBCC Cancels E-Auction For 262 Premium Residential Units In Chanakyapuri

The CSR Journal Magazine

The National Buildings Construction Corporation (NBCC) has cancelled the e-auction intended for the sale of residential units located on Africa Avenue, near Chanakyapuri in New Delhi. This cancellation was announced following a notification from the state-run construction company, indicating that the decision was made due to “administrative reasons.” The auction, which was originally scheduled based on a notice released on July 17, 2026, will no longer proceed.

According to the notification, the cancellation was executed under the rights reserved by NBCC in the initial application documents. However, the company has not disclosed specific reasons for this decision, leaving potential buyers awaiting additional information regarding the future of the auction.

The e-auction was set to offer residential properties on a freehold basis at the Avenue Towers located in a prestigious area known for hosting numerous embassies and diplomatic missions. The cancellation is expected to affect a significant number of interested parties who were looking to purchase units in this prime neighbourhood.

Refund Procedures for Participants

In the wake of the auction cancellation, NBCC has assured all affected participants that a comprehensive refund will be processed. The company has stated that the Earnest Money Deposit (EMD) submitted by applicants, as well as the Auction Processing Fee paid through the RailTel Corporation of India portal, will be refunded in full. This commitment aims to alleviate concerns of potential buyers who may have been financially impacted by the abrupt decision.

The refunds are set to be credited to participants’ designated bank accounts within three working days from the notification issued on August 19. It is noteworthy that the original auction documentation specified that the Auction Processing Fee would be non-refundable. Nonetheless, NBCC has chosen to return this fee “ex gratia and in good faith, without admission of any liability,” reflecting a commitment to customer service.

The company has emphasised that this unique refund process should not be viewed as a precedent for future auctions or tenders conducted by NBCC, thereby maintaining clarity about their policies and practices in subsequent sales or auction processes.

Future Plans and Buyer Guidance

As a precautionary measure, NBCC has recommended potential buyers to stay updated via the organisation’s official website for any further announcements regarding the Africa Avenue project and the possibility of a future auction for the residential units. The lack of detailed information about the reasons behind this cancellation and the absence of a new auction date has left potential buyers in a state of uncertainty.

Currently, the company has not provided insights into whether a new auction may be held or under what terms it might take place. Stakeholders are encouraged to remain vigilant for upcoming communications that will clarify the next steps. Such updates will be crucial for those previously engaged in the bidding process.

The cancellation of the e-auction of these residential units represents a significant shift in the housing landscape of Chanakyapuri, an area known for its affluent community and strategic importance. Further developments from NBCC will likely influence the perceptions of both buyers and investors in the local real estate market.
