BMC Demolishes Portions of Ajay Devgn’s Bungalow Over Unauthorised Construction

The CSR Journal Magazine

The Brihanmumbai Municipal Corporation (BMC) has taken decisive action against unauthorised construction at actor Ajay Devgn’s bungalow located in Juhu, Mumbai. On October 12, the BMC demolished specific sections of the property after construction allegedly continued despite a prior notice instructing its cessation. The bungalow is situated within the Kapol Co-operative Housing Society.

According to reports, the property was leased to Florian Hurel Salon Private Limited, which began various construction activities, including internal modifications and the installation of partition walls and windows. These actions were allegedly undertaken without obtaining the necessary permissions from the relevant authorities.

The BMC confirmed the demolition, stating, “The Brihanmumbai Municipal Corporation (BMC) has taken action against alleged unauthorised construction at actor Ajay Devgn’s bungalow in Juhu. The municipal corporation has demolished certain portions of the bungalow.” The Building Proposal Department of the BMC had not granted the required approvals for the ongoing interior work at the site.

Notice Issued on September 10

On September 10, 2026, the BMC issued a notice under Section 354A of the Mumbai Municipal Corporation Act, 1888, directing the owner or occupant of the bungalow to halt all construction activities immediately. The notice required that necessary permissions and documents from the appropriate authorities be submitted within 24 hours.

This notice pertained to the property identified by CTS No. 841, Plot No. 10, within the Kapol Co-operative Housing Society in Juhu. It specified that construction work involving Siporex blocks was being executed without the requisite approvals. Despite the notice, construction activities reportedly continued, leading the BMC to proceed with the demolition on October 12.

The bungalow, measuring 7,802 square feet, is located at Plot S-10, N S Road No. 11, in the JVPD Scheme. It was reportedly leased to Florian Hurel Salon Private Limited under a registered leave-and-licence agreement dated August 10, 2026. The agreement was for a duration of five years, with a total amount of Rs 10.61 crore, and an initial monthly rent set at Rs 16 lakh, subject to an annual escalation of 5 per cent.

Concerns Regarding the Lease Agreement

The Devgn family sought a no-objection certificate (NOC) from the housing society to lease the bungalow to the salon company. In a letter dated July 22, 2026, the society’s then-authorised officer confirmed that Veena Virendra Devgan and Vishal, also known as Ajay Devgn, were members and legal owners of the property. The letter indicated that the society had no objection to the leasing of the property.

However, the housing society maintained that the NOC permitted the bungalow to be leased on a leave-and-licence basis but did not explicitly authorise a change in use from residential to commercial. Furthermore, the society asserted that the NOC did not allow for any structural alterations or changes related to services at the property.

This situation highlights ongoing concerns regarding compliance with local regulations and the management of property use within the housing society. The BMC’s actions reflect its commitment to enforcing building regulations and ensuring that construction activities adhere to legal requirements.
