Clarification on Property Ownership

Ajay Devgn’s team has issued a statement in response to the recent demolition actions taken by the Brihanmumbai Municipal Corporation (BMC) at a property located in Juhu. The statement clarifies that the property involved is not the actor’s personal residence but is instead a separate premises that has been rented out. This clarification comes in light of the BMC’s demolition drive, which occurred on October 12, 2023.

Details of the Demolition Incident

The BMC conducted the demolition due to alleged unauthorised construction at the bungalow. Reports indicate that internal modifications were ongoing despite a stop-work order issued by the BMC. The property spans 7,802 square feet and is situated at Plot S-10, N S Road No. 11, within the JVPD Scheme of the Kapol Co-operative Housing Society.

According to the statement from Devgn’s team, they have applied for the necessary permissions from the BMC regarding one of their properties. The team asserts that they are fully complying with all applicable rules, regulations, and guidelines set forth by the BMC. Furthermore, they have reportedly made all necessary alterations and modifications as required by the municipal authority.

The property was leased to Florian Hurel Salon Private Limited under a registered five-year agreement dated August 10, 2026, for a total of Rs 10.61 crore, with an initial monthly rent of Rs 16 lakh. Although the Devgn family secured a no-objection certificate (NOC) from the housing society for this lease, the society has stated that their approval only allowed for a leave-and-licence tenancy. This approval did not extend to any structural alterations or a change in the property’s commercial use.

Legal and Regulatory Background

Prior to the demolition, on September 10, 2023, the BMC’s Building Proposal Department issued a notice under Section 354A of the Mumbai Municipal Corporation Act, 1888. This notice mandated an immediate halt to any unapproved construction activities involving Siporex blocks and partition walls. The BMC’s enforcement actions were prompted by non-compliance with this notice, leading to the eventual demolition of parts of the property.

The BMC’s actions reflect ongoing efforts to regulate construction activities within the city, particularly concerning properties that may not adhere to established guidelines. The demolition of the Juhu property has drawn attention to the importance of compliance with municipal regulations and the consequences of failing to do so.

In the wake of this incident, Ajay Devgn’s recent work includes his last theatrical release, “Drishyam: The Conclusion.” This film, directed by Abhishek Pathak, features a notable cast including Tabu, Shriya Saran, Rajat Kapoor, Prakash Raj, and Jaideep Ahlawat. The film was co-produced by Panorama Studios and Star Studio18, contributing to the ongoing success of the actor’s career in the film industry.
