MHADA Conducts Lottery for Patra Chawl Redevelopment in Goregaon after 15 years

The long-standing wait of nearly 15 years for houses by the members of the Siddharth Nagar (Patra Chawl) Co-operative Housing Society in Goregaon (West) finally came to an end. A computerized lottery draw was successfully conducted by the Mumbai Housing and Area Development Board of MHADA for allotting rehabilitation tenements to 663 eligible members under the redevelopment project located on Plot No. R-9.

Held at Sardar Vallabhbhai Patel Hall

The lottery program was held at Sardar Vallabhbhai Patel Hall in Goregaon (West), under the chairmanship of Mr. Milind Borikar, Chief Officer of Mumbai Board. Through the RAT (Randomized Allotment of Tenement) computerized system, eligible members were allotted the number of their rehab tenement, including details such as building number, wing, and floor, in a transparent and systematic manner.

Computerized lottery system

Speaking on the occasion, Mr. Borikar emphasized that MHADA’s computerized lottery system is highly transparent and free from any human interference. Being a government undertaking, MHADA strictly follows prescribed procedures and government-approved methods for allotment, he added.

Solar power system

While sharing further project details, Mr. Borikar stated that based on the demands of the society, MHADA’s Vice President and CEO Mr. Sanjeev Jaiswal has approved the installation of a solar power system for the housing society, and planning for the same is currently underway. In addition, MHADA will also provide gym equipment for the society’s fitness center.

Occupancy Certificate

The project received its Occupancy Certificate (OC) on April 1, 2025. Although the Development Control and Promotion Regulations (DCPR) mandate 412 parking spaces, the board has arranged for a total of 686 parking spots, ensuring one dedicated parking space per tenement.

₹129 crore rent compensation

Mr. Borikar also announced that if beneficiaries require any structural repairs within one year of taking possession, MHADA will ensure such services are provided free of cost through appointed contractors. Moreover, even though the possession process has commenced, rent compensation will continue to be provided to all members until May 2025. Since January 2018, MHADA has so far disbursed ₹129 crore as rent compensation to eligible members.
Following the conclusion of the lottery, results were displayed on the notice boards outside the venue and will also be made available on MHADA’s official website (mhada.gov.in) after 6 PM today.

663 beneficiaries

All 663 beneficiaries whose names were declared in the lottery will receive their possession letters and keys starting Monday, April 7, 2025, from the office of the Executive Engineer, Goregaon Division, Mumbai Board, at MHADA headquarters in Bandra East. Beneficiaries must carry a valid government identity card (such as Aadhaar Card) for the handover process.
