South Indian actress Nayanthara and filmmaker Vignesh Shivan have reportedly acquired a luxury duplex apartment for Rs 31.5 crores in Chennai’s affluent Poes Garden neighborhood. Property registration documents accessed from a real estate analytics platform indicate the transaction, shedding light on the couple’s latest real estate investment.

Details of the Property

The new residence is situated within a prestigious residential project known as Legacy, located in the Teynampet area of Poes Garden. According to these documents, the duplex encompasses the fourth and fifth floors, featuring a super built-up area of 14,369 square feet.

Additionally, the property comes with an undivided land share measuring 5,308 square feet. Based on the purchase price, the cost per square foot approximates Rs 21,946. The sale deed for this property was officially registered in December of the previous year, with Landmark Metro Projects Private Limited identified as the seller.

Ownership Structure

The ownership of this apartment is shared between the couple, with Nayanthara holding a significant 90 percent stake and Vignesh Shivan possessing the remaining 10 percent. The residence includes eight dedicated covered parking spaces located in the stilt parking area, as specified in the registration records.

This acquisition further enhances Nayanthara’s expanding real estate portfolio across South India. The actress is known to possess multiple properties in several cities, including Chennai and Hyderabad, along with her ancestral home in Kerala, noted for its luxury. Additionally, reports suggest that she owns two houses in the upscale Banjara Hills area of Hyderabad, each valued at approximately Rs 15 crores.
