Actor Sonu Sood Leases Commercial Space to HDFC Bank for Rs 11.75 Lakhs per Month

Bollywood actor Sonu Sood has leased out his commercial property in Trade Centre, Bandra East (BKC), to HDFC Bank Limited on a nine-year deal, generating strong interest in Mumbai’s premium commercial real estate segment. The lease was officially registered in February 2026, with the bank committing to a starting monthly rent of ₹11.75 lakh for the first three years.

According to property registration documents reviewed by real estate analysts at Square Yards, the 2,700 sq. ft. commercial unit comes with three dedicated parking spaces and a security deposit of ₹70.50 lakh. Rent for the space is fixed at ₹11.75 lakh per month initially and is scheduled to increase by 15% every three years over the nine-year lease term.

The structured escalation clause and long tenure reflect strong institutional confidence in the location and commercial value of the property. The annual rental income under the starting rent works out to around ₹1.41 crore.

Strategic Location: Bandra and BKC

Bandra, particularly the Bandra Kurla Complex (BKC) corridor, is among Mumbai’s most sought-after commercial and business districts. Known for premium office and retail spaces, BKC attracts corporate tenants, financial institutions, and multinational firms due to its connectivity via the Western Express Highway, suburban rail network, and upcoming metro lines, along with its proximity to the Chhatrapati Shivaji Maharaj International Airport.

The broader Bandra area also includes upscale residential pockets and is home to several high-net-worth individuals, including film industry celebrities, making it one of the city’s most vibrant real estate markets.

Sood originally purchased this commercial unit in October 2012 for ₹24.25 crore. Based on the current lease terms and the original acquisition price, the property is estimated to deliver an average annual rental yield of around 6.7% over the lease period, a relatively attractive return for a high-value commercial asset in BKC.

Real estate experts say that such long-term leases with institutional tenants like HDFC Bank add stability and capital value to prime properties, underscoring the demand for premium office spaces in India’s financial capitals.
