Gurgaon Home Prices Remain High Despite Infrastructure Challenges

The high property values in Gurgaon have raised questions about the factors contributing to this trend, especially amidst noted infrastructural challenges. A prime example involves local entrepreneur Manav Sardana, who recently paid Rs 271 crore for a penthouse at DLF’s The Dahlias. This purchase is indicative of a broader trend, as another industrialist reportedly acquired four apartments in the same project for nearly Rs 380 crore in October 2025, covering an area exceeding 35,000 square feet.

DLF has positioned several developments, such as The Camellias, which have established the region as a hotspot for affluent individuals, including notable personalities from the business arena. Despite issues like extensive traffic congestion and inadequate drainage, the interest in high-end real estate shows no signs of diminishing.

Experts attribute this demand to several advantages Gurgaon provides beyond its current infrastructure challenges. Factors such as job availability, strong business environments, and excellent connectivity to key areas in Delhi-NCR have solidified its position in the luxury housing market.

Demand Surges Amid Growing Economic Activity

The consistent demand for housing in Gurgaon has paralleled its growth as a significant corporate hub in India. An ANAROCK report highlighted that the city experienced significant price appreciation, with an increase of 117 per cent reported, trailing closely behind Noida at 125 per cent. Additionally, rental yields also climbed, indicating a healthy interest in both sales and rentals.

Mohit Gawri, Vice President of Sales at Rise Infraventures Limited, emphasised how factors other than merely the quality of housing influence property values in Gurgaon. He noted that the city’s allure as a prominent business centre, coupled with its proximity to vital transport links like the airport and metro lines, fuels ongoing demand. Thus, the emphasis is not just on property itself but also the location’s benefits.

With the luxury market witnessing this shift, prospective buyers are increasingly seeking properties that align with their lifestyles while providing easier transit to business zones and the broader NCR. There is a clear expectation for future property appreciation, yet this is supported by real consumer demand, indicating a stable base for ongoing price levels.

Infrastructure Issues and Their Impact on Property Value

Although property prices continue to climb, concerns remain regarding the state of Gurgaon’s infrastructure. Residents frequently face issues such as traffic delays and poor road conditions, leading to questions about how these factors may eventually affect property values. Rajjath Goel, Managing Director of MRG Group, acknowledged that civic infrastructure could increasingly influence property pricing in the long run.

Nevertheless, experts remain optimistic about Gurgaon’s structural advantages. They argue that as the city’s employment base grows and more businesses establish themselves in the region, demand for housing in well-connected areas will likely remain robust. While potential fluctuations may arise as infrastructure develops, the overall fundamentals appear strong for long-term property valuation.
