These discussions aimed to ensure that the plan aligns closely with the current needs and realities of the city.</h4>
<h4> Delhi&#8217;s population is forecasted to increase significantly by 2047, prompting the Master Plan to adopt an integrated approach addressing housing, economic growth, and infrastructural needs. The focus areas extend to environmental sustainability, heritage conservation, and citizen-centric governance.</h4>
<h1>Policy Changes and Approval for Redevelopment</h1>
<h4>In addition to the Master Plan, the DDA has approved a new policy for the reconstruction and redevelopment of older DDA-built two-storey dwelling units on individual plots in Delhi&#8217;s older housing schemes. Many of these structures, developed under the MPD-1962 framework, are now over fifty years old and are showing signs of structural deterioration.</h4>
<h4>This revitalisation effort will standardise the redevelopment rights of these two-storey units, aligning them with vacant residential plots. The new guidelines stipulate that reconstruction will consider factors such as plot size, structural safety certifications, and compliance with the Unified Building Bye-laws (UBBL) and relevant provisions.</h4>
<h4>The amendments to UBBL-2016 aim to reduce compliance burdens and enhance the ease of doing business. These include the removal of prior requirements for obtaining No Objection Certificates (NOCs) from various departments, which is expected to expedite the building permit process.</h4>
<h1>Metro Corridor Expansion and Land Use Changes</h1>
<h4>The DDA has authorised a Change of Land Use for a land parcel of 19.63 hectares in Narela Sub-City to facilitate the development of a Metro Depot as part of the Rithala-Kundli Corridor. This upcoming extension of the Delhi Metro is anticipated to significantly improve urban mobility and integrate different regions, serving areas like North West Delhi, Rohini, and Narela.</h4>
<h4>The planned metro extension goes beyond just improved connectivity; it is expected to encourage regional development, particularly benefitting new DDA residential projects and a proposed University Hub in Narela. It aims to alleviate congestion and decrease travel times for daily commuters, offering a sustainable alternative to traditional road transport.</h4>
<h4>Additional approvals from the DDA include several changes in land use across various locations. For instance, land in Village Roshanpura will see a shift for the construction of the Veterinary Council of India headquarters. Similarly, a public notice will be issued regarding land designated for the Bharatiya Vidya Bhavan&#8217;s expansion in the higher education sector.</h4>
<h4>The DDA has introduced measures aimed at promoting a cleaner environment by approving a change of land use for constructing a Waste-to-Energy plant in Gazipur. This facility will be beneficial for improving the environmental quality of the region, thus contributing to a greener Delhi.</h4>
